Both sides should clearly write down the rent, security deposit, and notice period for leaving. If the house is furnished, a list of items installed—fans, AC, geyser, furniture—should be noted jointly, along with their condition. The agreement should also mention who handles repairs, who pays which bills, and how disagreements will be sorted out. Paying rent through bank transfer is safer than cash.
